Stick-Frame or Frame Construction
This type of building method is the most common and what many of us are used to seeing and refer to when we think of building a new home. Frame Construction refers to just that, framing; it involves studs, ceiling joists, rafters and other wood components to form a home. While it may be the norm, at Shircliff Construction we make sure to add unique attributes to all of the homes we build.

ICF Homes
Insulated Concrete Forms or ICF’s are becoming an increasing home build method within the construction industry. These types of structures consist of cast-in-place, reinforced concrete walls. The “Form” part of the structural name comes from the interlocking molded units that are initially stacked to form the walls of the building; these forms lock together and can most easily be compared to Legos. The empty cavities of the forms are then pumped full of concrete and usually reinforced with rebar. With every type of building method there come disadvantages as well as advantages; some for ICF homes include:

• Minimal to no air leaks – no loss of heat or air conditioning
• High energy efficiency
• Better sound resistance
• Increased re-sale value

SIP / Panel Homes
Structural Insulated Panels (SIPs) or Panel Homes are not pre-fabricated homes but are made of pre-built walls that are put in proper placement (similar to puzzle pieces) to form a structure. SIPs consist of two layers of structural board with an insulating layer of foam sandwiched in between.
